Updates: Curb Repairs & Google Fiber InstallationAug 9, 2026 9:38 PM

Dear Westbrooke Place Neighbors,

Hope you all had a wonderful weekend! The HOA Board has two updates for you.

Curb Repairs

Please note that curb repairs begin tomorrow and will take 3-4 days to complete depending on weather. We are fixing as many areas as possible. Some spots have drainage pipes that are too large to properly repair the curb and therefore will not be addressed at this time.

Thank you for your patience as we undergo this repair work.

Google Fiber Installation Update

We are pleased to report that the Google Fiber installation in Westbrooke Place is now complete. The project went extremely well, and we appreciate everyone’s patience and cooperation throughout the installation.

Many of you have asked when you will be able to connect to Google Fiber. While the physical installation is finished, Google still has testing and other work to complete before service can be activated for individual homes.

I will be speaking with the Google Fiber site manager next week and expect to have a better understanding of the timing at that point. Google Fiber will also be providing the community with detailed information about service availability, connection options, and how to sign up. We expect that information within the next week or two.

For now, there is nothing residents need to do. We will share additional information as soon as it becomes available.

Thank you again for your patience and cooperation. We are very pleased with how smoothly the installation went and look forward to having Google Fiber service available to our community.

Google Fiber - Progress UpdateJul 28, 2026 7:18 PM

Good evening neighbors,

This week the GFiber construction crew will finish the main portion of digging and the fiber will be run through the conduit on the right side of Westbrooke Place.  During this final phase, the ground vaults will also be installed on both sides of our subdivision.  Please expect vaults about the size of the water meter covers in most places with 6 larger vaults spread throughout the neighborhood (these allow access for maintenance and upgrades).

The board continues to be very pleased with the care and professionalism the construction company has shown throughout this process.  As a result, there was minimal disruption to lawns and utilities.

Please remember to water the grass that was displaced during construction (daily for about 10 days).  Temperatures have been hot lately and we are not receiving the daily afternoon showers

Again, we thank you for your patience during this process.

Regards,

Westbrooke Place Board of Directors

Google Fiber Installation ProgressJul 21, 2026 4:43 PM

Dear Westbrooke Place Residents,

We are pleased to report that the Google Fiber installation continues to progress very well. The construction crew has completed approximately two-thirds of the underground infrastructure and expects to finish all in-ground work by this Friday. From the neighborhood entrance, nearly all work on the left side of the community has been completed, with the remaining work focused primarily on the right side. Overall, the project has gone exceptionally well. In fact, residents have commented on the quality of the crew's workmanship and professionalism, which has been encouraging to hear.

Once the underground construction is complete, a Google Fiber team will begin pulling the fiber optic cable through the installed conduit. That phase will be followed by splicing and testing the network. At this time, the entire installation is expected to be completed in approximately two weeks.

The Board will continue to keep the community informed as the project moves toward completion.

Thank you for your patience, cooperation, and support throughout this installation. We appreciate everyone's efforts in helping make this project a success.

Sincerely,

The Westbrooke Place Board of Directors

Google Fiber Installation Update - DatesJul 11, 2026 9:58 AM

Dear Westbrooke Place Homeowners,

I spoke again with the Google Fiber project manager regarding the installation schedule for Westbrooke Place.

The water utility marking is now scheduled to be completed on Tuesday, July 14. Based on the current schedule, the project manager anticipates that Google Fiber installation will begin the following Monday, July 20.

The installation is expected to begin at the Westbrooke Way cul-de-sac nearest the entrance to Westbrooke Place and will progress through the community from there. If all goes as planned, the project is expected to be completed within approximately two weeks.

As a reminder, homeowners with irrigation systems are encouraged to mark the locations of their sprinkler heads before construction begins. Doing so will help the installation crews identify sprinkler components and may reduce the possibility of accidental damage.

The Board will continue to provide updates as additional information becomes available. Thank you for your patience, cooperation, and understanding as this project moves forward.

Sincerely,

Sample Resident 85

Google Fiber Installation UpdateJul 9, 2026 12:24 PM

Dear Westbrooke Place Homeowners,

I spoke with the Google Fiber project manager yesterday regarding the anticipated start date for installation in Westbrooke Place.

Google Fiber is currently waiting for the water utility lines within the community to be marked. Once the water utility marking has been completed, the project manager expects installation work to begin within approximately 48 hours.

The project manager also suggested that homeowners with irrigation systems mark the locations of their sprinkler heads before construction begins. While the installation crews will take appropriate precautions, marking sprinkler heads will make them easier for the crews to identify and may help avoid accidental damage.

White marking flags are readily available from Amazon and, depending on your Amazon membership and delivery availability, may be delivered within 24 hours. Homeowners may also use another clearly visible method to identify sprinkler-head locations.

As noted in our previous communication, if you have questions or concerns during the installation, please do not approach or direct the installation crews. Instead, contact your Board representative, Kay Spas, or Sample Resident 85 so that we can coordinate directly with the Google Fiber project team.

We will continue to keep the community informed as additional scheduling information becomes available. Thank you for your patience and cooperation as we prepare for the installation.

Sincerely,

Sample Resident 85

Annual meetingNov 23, 2025 12:36 PM

Dear Westbrooke Place Neighbors,

A week ago today we held the annual meeting of the HOA. Thanks to those who attended and to those who voted in the director election. Congratulations to Sample Resident 85, Sample Resident 13, and Amrita Tailor who were elected to the board. And thanks to those who served on the board for the past year.

After introductory remarks and a review of the HOA actions during 2025 including a presentation of the financial picture, a general discussion began. The main topic was the status of negotiations with Google Fiber to bring fiber cable into our neighborhood. It has been over a year since we contacted Google and began talking about bringing their cable into Westbrooke Place. We are proceeding with discussions and hope to have things wrapped up soon. Some concerns about the potential for damage from any installation were raised. We have been assured by Google and from Brookhaven’s experience that any damage resulting from the cable’s installation will be corrected at Google’s expense.

Other discussions included the parking regs. With the holiday season approaching, we should all be aware of the three primary restrictions:

  1. No street parking from 11:30PM to 7:00 AM
  2. Cars can park only on one side of the street (and not on the inside of the Circle)
  3. The maximum parking on our streets for any event is 15 vehicles (any more and they have to park on surrounding streets).

The full set of regulations can be found on the Westbrooke Place web site.

Also, we are looking for volunteers from our community to serve on one of several board committees. Architectural Control Committee helps the chair review applications for physical changes to property (roofing, painting, remodeling, etc.) and with the annual spring neighborhood review. Infrastructure has committees dealing with landscaping and general upkeep of the common areas. Finally, we have resurrected the welcoming committee which Ellen Miller has agreed to chair. All of these have space for you to help in improving and maintaining our neighborhood.

Finally, your board is trying to update the neighborhood directory. If you have not done so, please provide us with the your name(s), street number, children’s names (if still at home), telephone number(s), email address(s), and emergency contact information. You can email this information to resident@example.com.

We want to wish all of you a Happy Thanksgiving. Enjoy time with your family.

Thank you,

Will Klein, HOA President and Secretary

Upcoming HOA Board ElectionsOct 1, 2025 4:01 PM

The WPHOA Board has selected November 16, 2025 as the date for the Annual Meeting. More details regarding time and location will be forthcoming.

One of the key items on the agenda will be the election of new board members to serve for 2026 and 2027. We will have 3 vacancies going into 2026 and are looking for some new faces to sit at the table. Even if you have served on the Board before, we would welcome you back into the fold. This year’s board has streamlined many of the items that must be done frequently, making the job requirements much easier.

I want you all to consider taking a position to serve the community and continue the efforts to make Westbrooke Place a location in which we all want to live and continue to make it attractive to those wanting to move here.

If you would like to serve or have questions about the board, please feel free to contact me at resident@example.com .

Thank you,

Fourth of JulyJul 2, 2025 8:01 PM

Westbrooke Neighbors,

Wishing y’all a happy 4th of July weekend! Hope you get all the celebration, bar-b-que, hamburgers and hot dogs that you want. This is a reminder that the use of fireworks are not permitted in Westbrooke Place. Several years ago, due to some excessive displays, the HOA voted to ban the noise and fire danger from our compact neighborhood. Enjoy your time with family and friends on the 4th and be safe.

May 2025 NewsletterMay 14, 2025 4:55 PM

Westbrooke Place Home Owners Association

Newsletter

May, 2025

Dear Westbrooke Place Neighbors,

I hope this newsletter finds y’all doing well. This year is not even half over, but a lot has happened in Westbrooke Place, none-the-less.

First, Detention Pond 1 has been cleaned of silt (nearly 500 cubic yards), and prepared so that big cleanings should be infrequent. (We shared photos in an earlier email.) At the suggestion of the crew cleaning DP1, we added a small coffer dam upstream from the large dam. It will catch silt before it gets to the permanent dam and drain. This will allow for easier cleanup that are smaller in scope. We are going to set up a periodic schedule to facilitate this.

Second, we are in the process of cleaning and repairing Detention Pond 3 off the back corner of Westbrooke Circle. The recent rains have slowed progress on this, but it should be completed soon.

Our landscaping committee has been busy improving the entry and the area along Old Johnson Ferry with new and replacement plantings. The planning and planting has been lead by Teresa Lee and the team of Jane Adams, Joan Carlson, Buffy Currie, Kay Spas, and Barbara Holloway. If you see any of them, give them a thank you.

Under the direction of George Spas and Teresa Lee, Infrastructure Co-Chairs, there are more improvements coming.

There are several reminders for the neighborhood to keep our neighborhood looking good and functioning well.

  • There is no overnight parking on the neighborhood streets. This is to assure emergency vehicles can get through the neighborhood as needed.
  • Please keep your yards, driveways, and sidewalks clear of hoses, trash cans, and other items. The first two cars at each house should be parked in the garage.
  • Garbage, recycling, and lawn waste should be hidden from street view until Wednesday afternoon pull the containers should be put away by Thursday evening. (Thursdays and Fridays if there is a holiday during the week.)
  • With several holidays coming up — Memorial Day, Forth of July, and Labor Day — you are reminded that there are no fireworks allowed in  Westbrooke Place.
  • The speed limit in Westbrooke place is 12 miles per hour for the safety of the children playing and riding bikes and scooters and walkers in the neighborhood. Also, remember there is a stop sign at the bottom of the entry and Westbrooke Way.

The board is considering a neighborhood get together/picnic some time early in the fall to let us all get to know our fellow neighbors. Anyone interested in helping to organize such an event please contact me or any of our other board members.

Finally, as the summer comes, it becomes the duty of the board to find nominees to replace members whose terms are expiring. All of us within the HOA have a duty to take their turn participating in the management of our association and neighborhood. Think about becoming a board member and fulfilling your role. Participation is not time consuming. We are always looking at ways to supplement or assist the work of all the board positions.

Have a great remainder of the spring and enjoy your summer.

Thank you,

Will Klein

HOA President and Secretary

Water OutageMay 11, 2025 9:56 PM

This is to let the members of Westbrooke Place HOA who have no water service that there is a reported leak — possible main break — on West Nancy Creek. The county has dispatched a crew to determine what is wrong and to make repairs. I reported the water outage at my house. That is all I know at this time. Will Klein — HOA President.

Cat MissingApr 14, 2025 5:57 PM

Jack McAllister sent me an email and asked if those in the neighborhood could keep an outlook for their missing cat. Milo is a black and white Tuxedo cat, shy, and has been gone for 24 hours (never been gone this long). If you see the cat, please contact the McAllsters at 404-626-6888. Thank you for your help, Will.

Google FiberDec 11, 2024 3:21 PM

Dear Westbrooke Neighbor,

As you are probably aware, Google Fiber and the City of Brookhaven have teamed up to put Google Fiber (high speed fiber optic cable) throughout the city.  You have seen the crews laying conduit and fiber along the streets of Brookhaven. The contract calls for the fiber to be laid along all city streets, but since we own our streets, it may not include this neighborhood. I have been in contact with Google Fiber and our city Councilman. They suggest that we express an interest in getting Google Fiber into our neighborhood. You can do this in one of two ways.

  1. Call Google Fiber at 877-454-6959 and select option #3. You will talk to a rep so that you can express your interest in getting Google Fiber. They will ask for your name and address and email address to keep you up to date on progress.
  2. Email Google Fiber at Google.Fiber.com and express and interest. Please include your address so they can associate the email with our neighborhood.

In doing either of these, you are only letting Google know that you are interested; you are not buying or signing up at this time. The more interest we show, the better our chances are to get this upgrade. So, please respond. Even if you do not want the service, the existence of fiber optic cable in the neighborhood will enhance the value of properties in the neighborhood.

Thank you for your attention to this. Let me know if you have any question.

Will Klein, Board Secretary

Parking in the NeighborhoodDec 4, 2024 1:43 PM

With the year-end holidays coming up, we want to remind all the households of the parking regulations in the neighborhood. Due to our narrow streets, parking is only allowed on one side of the street. It has been suggested that for the most part that should be the “going out” side (exception being the back side of Westbrooke Way where parking should be on the side across form the drive ways). There is no parking on the corners, curves, and the circles at either end of Westbrooke Way. Further, the stretch of Westbrooke Circle from Westbrooke Way to the split and on the inside of Westbrooke Circle is designated as no parking. All home owners are responsible for monitoring parking for any guests. Thank you and have a great holiday season.

We need your board member ballot for the annual meeting. If you returned it, thank you. If not, please return it to me. Thank you, Will Klein, Secretary.

Annual Meeting BallotNov 4, 2024 8:25 AM

Dear Westbrooke Place HOA Member,

It is slightly less than 2 weeks until the annual meeting of the HOA. We are looking for two things before the meeting.

  1. First is your returned ballot. If you have sent back your ballot or dropped it in my mail box, thank you. For those of you who have not, please either return your ballot to resident@example.com, put it in my mail box (1087 Westbrooke Way) or sent me an email stating who you are voting for. Indicate your choice for board member as Bob Currie, Teresa Lee, or both to fill two of the three of the positions open on the board.
  2. There is a third open seat for a two year term at this meeting. We are still looking for someone to fill the vacancy. As residents of this community, we all have an obligation to serve on the board. This is how we keep the community looking good and functioning well and how we keep the values of our individual homes rising. PLEASE consider running to fill this vacancy. Contact me (email, note in mail box, or telephone — 404/313-9238) and let me know you want to be a part of keeping this neighborhood vibrant.

I will put a notice in your mail box this coming weekend to let you know the Zoom information for the meeting. 4PM on November 17. Thank you for your help and I hope to hear from you soon.

Will Klein, Board Secretary

Annual Neighborhood Inspection ResultsJul 11, 2024 1:38 PM

Dear Westbrooke Place Homeowners,

The neighborhood inspection by the ACC has been completed. I will put the form with your results in your mail box within the next couple of days. Thank you for your diligence in maintaining our neighborhood. If you have any questions, please call or email me.

Since we do not cross property lines when making these inspections, there maybe some items such as rotten wood which I could not detect. You should all inspect exposed wooden surfaces like window and door frames at least annually. I had to replace a window in the last year and found a company with windows that match the style of the houses in our neighborhood. I would be happy to share the contact information with you if needed.

Thank you once again,

The form is locates on the HOA website. It should be submitted to resident@example.com and approval received before changes can take place. Thank you for your help in keeping Westbrooke Place a neat and beautiful community.

Summer 2024 RemindersJul 1, 2024 7:29 PM

Westbrooke Place

Dear Westbrooke Place Neighbors,

Since the first day of summer more than a week behind us – can the year be almost half over(?) – your Board has some friendly reminders.

Fireworks – With the Fourth of July almost upon us, we want to remind you that fireworks are prohibited in all places throughout the neighborhood. Enjoy the community displays but do not decide to put your own display on within Westbrooke Place. Thank you!

Speed Limits – We all MUST comply with the 12 mile per hour speed limit in the neighborhood. That includes any guests visiting Westbrooke Place. We have an increasing number of children so this is important safety reminder.

Parking – the key here is no parking on the streets after dark and keeping the streets open to emergency vehicles. As designed, Westbrooke Place has narrow streets and we must be mindful of the need for emergency vehicles – fire and medical especially – to have access. We have had several serious health issues in the neighborhood in the past few months so this is of prime importance! Remember

  1. Park in your garage first. Keep it clear for your first 2 vehicles.
  2. Keep garage doors closed when not in use.
  3. After both garage spaces are used for vehicles, park in the drive.
  4. If the drive is full, vehicles must be parked outside the neighborhood after dark.
  5. Instruct guests to park on only one side of the street and do not block drives, mailboxes or emergency vehicles. No Parking on Corners or Curves!

Please note that a  quick reference guide to parking in the neighborhood can be found at https://www.westbrookeplacehoa.com/p/Public-Documents-2.

Contractor rules – these can be found on the HOA’s web site under public documents. https://www.westbrookeplacehoa.com/p/Public-Documents-2 .

Thank you for your cooperation in these matters,

Your HOA Board

Annual ACC Walk ThroughJun 1, 2024 11:28 AM

Dear Neighbors,

The annual ACC walk through will take place beginning the weekend of June 8, 2024. As always, the ACC will be doing a visual inspection  of the exterior of all the homes and lots from the street. This is to insure the neighborhood continues to represent a look that will offer a positive value for all properties. Thank you for continuing to take care of your property.

Howard ShoreMay 12, 2024 5:32 PM

Dear Neighbors,

It is with great sadness that we announce the death of our long time neighbor, Howard Shore, earlier this weekend. Howard and Barbara Edds have been residents of Westbrooke Place for over 20 years. He collapsed at his home on Tuesday morning and was taken by ambulance to the hospital. The EMTs got his heart started before transporting him, but he never regained consciousness.

If you have ever ventured onto Westbrooke Circle, you have likely seen Howard with one of his many rescue Golden Retrievers riding in his Mercedes van or heard the dogs barking from inside as you walked the Circle. He was active with the Happy Trails Organization as a handler/trainer of dogs providing therapy to young and old alike in a variety of settings. At one time Howard traveled to Europe to rescue an abandoned dog.

Howard was active in the community, serving on the Westbrooke Place ACC for many years and as an assistant coach for his grandson’s Little League Baseball team at Murphy Candler Park.

Please hold Barbara, Howard’s son Mark and daughter Jamie in your thoughts and prayers. There will be a memorial service on Tuesday, May 14 at 2 PM at Dressler’s Chapel, 3742 Chamblee Dunwoody Rd. If you have any questions please feel free to contact me at resident@example.com.

Japanese Maples at EntryMar 11, 2024 8:20 PM

The Board of the WPHOA knows that many in the neighborhood have a sentimental attachment to the Japanese Maples at our front entrance as they have significance to the development of our neighborhood. You are undoubtedly aware of the distressed state of the trees during the past few years. We have worked with an arborist to restore the health of the trees, but this has not happened. Reluctantly, the arborist has advised that recovery is unlikely and that they should be removed. At its meeting this evening, the board agreed that the trees should be removed, and we wanted to make you aware of the decision and why it was made.

Thank you,

Will Klein

Board Member Nomination Opportunity!Oct 6, 2023 8:23 AM

Dear Neighbors:

The WPHOA Board is planning for our annual year end meeting which is currently scheduled for November 12, 2023. Information regarding the meeting will be forthcoming via a separate notice. However, we are reaching out to all of you to see if any of you would be interested in serving on the WPHOA Board as Bob Currie (Architectural Control Committee Chair) and Erin Owoade (Secretary) are finishing their respective terms. Some of you have spoken with Sample Resident 14 and Sample Resident 15, members of our nominating committee about this opportunity; however, to date, we have not received any affirmative responses. Our Board members help make important decisions, provide valuable insight and guidance, and contribute to the neighborhood’s success. It is a rewarding way to have a direct impact on the decisions that are made about our neighborhood and to get to know your neighbors.

If you would be interested in joining the board or have any questions regarding the board, please contact Erin (resident@example.com), Paul (resident@example.com) or Suhail (resident@example.com).

Ideally, we would like to have volunteers for consideration by October 15th so that we can have information in time for distribution with the annual meeting documents.

Thank you,

WPHOA Board

Unsolicited Notice - Yard SaleFeb 22, 2023 8:58 AM

February 22, 2023

Dear Westbrooke Neighbor:

A company called Sage+Grace placed unsolicited notices on our front doors on Monday, Feb. 20, inviting area residents to participate in a community-wide April 15th yard sale.  We contacted the organizer and advised that it was not appropriate for Westbrooke Place to participate because our narrow, private streets cannot handle the traffic, and that the event shouldn’t include our residences unless she first discusses with the Board (and the Board agrees) how traffic will be controlled.  She said she understood.

As an alternative, she offered to allow our residents to transport their items over to her residence for sale in her driveway with a commitment NOT to list Westbrooke addresses.

Therefore, and keeping in mind we know nothing about this person or the event, if you wish to participate in this event, please kindly contact the organizer to determine if you want to take her up on her offer to sell out of her driveway, and please do not list or let her broadcast your WP address.

Annual Walk Through - May 20thApr 20, 2022 7:12 AM

Dear Neighbors,

The Architectural Control Committee will be performing its annual walk through to inspect the houses and landscaping in the neighborhood the weekend of May 20th. For over 25 years, the purpose of this walk through has been to keep our neighborhood looking great and to keep your home values up!

We focus on the exterior of the homes (paint, rotten trim, driveways/sidewalks, etc.) as well as the condition of landscaping (lawns, excess weeds, presence of ground cover, bushes trimmed, etc.). Please note that while we only review what can be seen from the street, your backyard should be maintained in the same condition as the front (preventing the possibility of any rodent infestation, etc.).

Please take a look at the condition of your mailbox. It may need to be freshened up with a coat of paint and using Brasso to clean your numbers. Should it have settled over time and is leaning, your mailbox will need to be straightened. If the box or post is damaged, please replace it with the neighborhood approved parts.

You will be informed if your property needs work or if it passes inspection. For the former, we will follow up in 30-45 days of notification. I am sure most will have little if anything identified during the walkthrough. If you have any questions, please feel free to contact me.

On behalf of board and ACC committee, thank you.

ALERT - Disturbing Incident in the NeighborhoodMar 23, 2022 12:20 PM

Dear Westbrooke Place Neighbors:

We wanted to make you all aware of an incident that occurred last week involving one of our neighbors of Chinese descent. On March 16 (incidentally the one-year anniversary of the spa shootings in Atlanta), our neighbor came home to a note left on his front door mat which said “F—k you Spy!”. Given the diversity in our neighborhood, to say we on the Board were all shocked to see this would be a gross understatement. Our neighbor is working with the local authorities to file a police report and is taking additional steps in terms of home security. However, on behalf of our neighbor and the Board, we would ask those of you with Ring or video doorbells and security cameras to please check your recordings for any suspicious activity on or around March 15/16. If you heard or saw anything regardless, please report it to the Board so we can share this with the authorities. Let’s do our part to keep Westbrooke a safe, inclusive and welcoming community and neighborhood!

Thank you,
The WPHOA Board
